Ivybridge is about forty minutes from the Exeter base, almost all of it on the A38. It is the last significant town before Plymouth on that road, which makes it easy to combine with a Plymouth job in the same day, and the road itself is fast and reliable outside the holiday peaks.

It is far enough out to be planned rather than dropped in, and close enough that a return visit for a second look at a specific detail is not a serious undertaking. For a commuter town with a lot of similar housing, that matters: these are frequently jobs where an owner wants one particular thing confirmed rather than a full building record.

A late twentieth century town, and what fails in one

There is a small historic core around the old bridge and the mill, but this is overwhelmingly a modern commuter town: large estates from the 1970s to the 1990s, plus continuing new development. The coverings are concrete interlocking tile, fibre cement slate, natural slate on the older stock, and flat roofs on garages and extensions.

Those estates fail in predictable and quite specific ways, which makes them well suited to a survey that knows what it is looking for. Dry-fixed ridge systems reaching the end of their life, verge details working loose, fibre cement slates cracking around fixings, and flat roofs over extensions and garages where a felt covering is decades past its useful span. None of that is dramatic, and all of it is expensive if it goes unnoticed long enough.

The newer development brings defects-period questions, where an owner inside a builder's warranty window wants the outside recorded before the window closes. Dated imagery is what makes that conversation with a builder a short one.

The moor edge and the wind down the valley

The town sits where Dartmoor drops steeply to the South Hams, so the northern streets are noticeably higher than the southern ones and the whole place gets high rainfall and strong gusting winds funnelled down the Erme valley.

That is why mechanically fixed ridge and verge details matter here more than in sheltered towns, and it is a fair thing for a survey to check specifically rather than in passing. A mortar-bedded ridge that would sit happily for decades in a valley town has a harder life on this ground.

For flight planning the moor edge means conditions change quickly and the local forecast is the one that counts. A date here is set against it, and a flight that cannot be flown safely is moved at no cost.

The viaduct and the old core

The viaduct over the Erme and the small mill core around the old bridge are the oldest fabric in the town, and they sit right on the valley floor where the wind funnels hardest. Stone and slate down there behave nothing like the concrete tile on the estates above.

The Two Moors Way starting nearby also means walkers and open access land close to some addresses on the northern edge, which is a launch-position consideration rather than an obstacle.
